Building with Arli Homes
Follow your build through our eight stages of construction with our upfront and transparent process. Understand what to expect from Arli and the payment required at every stage.
Our building process
1. Contract and deposit
The first step towards building your home is formalised with the signing of the contract. A 5% deposit is also required, less any previous deposits already paid.
5% deposit
2. Base
The build commences with Arli setting up the temporary amenities, positioning your house onsite, excavating the land, installing underground services and pouring the concrete slab.
15% progress payment
3. Frame
We start constructing the house frame, walls, structural beams, floor joists (for double storey homes) and roof trusses.
20% progress payment
4. Lock up
When your homes roof plumbing and external windows and doors are installed, plus majority of your external wall cladding OR when all internal services are completed and internal wall lining has commenced.
25% progress payment
5. Fixing 1
When all internal plaster lining, internal doors and mouldings, architraves, skirting boards are installed. For double storey homes, the staircase is built.
20% progress payment
6. Fixing 2
All when all built in shelves, under mount sinks, undermount basins, undermount troughs, cabinets and cupboards are fitted and fixed in position.
5% progress payment
7. Completion
The finishing touches are applied to complete your home in line with your plans and specifications, bringing it to the stage of practical completion.
We’ll then arrange a time for you to walk through your home for a final inspection, with any defects resolved before handover.
10% final payment
8. Handover
Your Site Supervisor will meet you at your new home to formally introduce you to our Home Concierge, ensuring a seamless transition into post-handover care.
This introduction gives you peace of mind, knowing you have a dedicated point of contact for any support after handover. We’ll also welcome you with all the essentials to help you settle in, your keys, appliance manuals, and home maintenance guides.
No progress payment
9. 90-day maintenance period
Three months after moving into your new home, our Home Concierge will be in touch. You’ll have the opportunity to submit a list of any defects, and we’ll arrange a convenient time to inspect and address them, ensuring everything is resolved promptly and without delay.
